State of the Art
Tools
Here are some of the state-of-the-art tools we at IPI
use to provide you with the most thorough inspection in Austin.
- Our IR camera is the Fluke InSight XST. It detects temperature differences down to 0.07 degrees. We use it free of charge in our Thorough Visual Home
Inspection, but if you want a Complete House IR Scan (recommended), there is an additional
charge. See the Fee Schedule.
- Infrared thermometer with
laser for long distance and out of reach temperature measurement
- Carbon Monoxide Detector to find this sometimes-deadly, odorless gas, for your safety
- Combustible gas detector (propane, natural gas),
again, for your safety
- Suretest Circuit Analyzer #61-165 that tests for faulty wiring, GFCI outlets, AFCI (arc fault circuit interrupters), and much more. We use it free of charge
in our Thorough Visual Home Inspection, but if you want a Complete Electrical Analysis
(recommended), there is an additional charge. See the Fee Schedule.
- Microwave oven leak detector
- Test spray for smoke alarms that actually tests
the alarm with simulated smoke
- Water
pressure gauge so you know what to expect from your water supply
- Pinless, non-destructive moisture meter that penetrates up to 1.25”, even
through ceramic. This is the state-of-the-art in moisture detection. It uses radio waves to find moisture. No holes left
to fill after testing.
- Digital Binoculars
Camera for long distance pictures, such as across the attic and second story issues
- Interspect Voice recognition technology for reporting. Nothing to carry except our
tools. A wireless headset allows us to walk through the house and "write" as we talk. This eliminates redundant
report writing while decreasing the inspection time, and freeing our hands to work with our tools. When we get finished walking
the property the report is 80 - 90 % done. All we have to do is proof read and add pictures.
- And, of course, all the usual equipment required for a truly thorough inspection
Note: Not all of these tools
are truly "high tech", but all are above and beyond the Standards of Practice set forth by the Texas Real Estate Commission, (TREC). We welcome any and all ideas concerning tools and, or, services we use and perform.
