Infrared Info
Infrared Thermography is the state of the art in home
inspection. Without it, your inspection may not uncover hidden problems.
An infrared camera is a heat-seeking
device that “looks” inside walls and ceilings, behind ceramic tile and under floors for the heat generated by
failing systems or problem areas such as moisture issues or insulation deficiencies.
Nearly everything gets hot,
or cold in the case of moisture intrusion, before it fails, thus making infrared cameras invaluable diagnostic tools in seeking
out hidden problems in a home inspection.
Using the IR camera, an IPI inspector can:
Spot moisture in/or behind walls and in roofs Find energy loss due to poor or damaged insulation Detect leaks
in pipes and A/C ductwork Find moisture behind vinyl siding or EIFS synthetic stucco Find electrical “hotspots”
behind walls and in outlets (bad wiring). Find pests like mice and termite nests. If we find a possible nest
we will refer you to a licensed professional
How you benefit from an IR inspection:
- Identify trouble not visible to the naked eye
- Quickly pinpoint problems before they happen
- Reduce damage to systems that may be failing, such as, in the case
of bad electrical connections
- Prevent catastrophic
failures due to moisture intrusion, and other unseen problems
- Establish repair priorities
In
our Thorough Visual Inspection of your home we use IR when we see "suspicious" areas that need further investigating,
at no extra charge to you. But, a Complete House IR Scan of the entire home is available to you for an additional charge.
(See the Fee Schedule page). The Complete IR Scan consists of a thorough scan of your entire house, inside and outside the home, taking digital
pictures of any issues and reporting them. This report is a valuable asset to the client. There are limitations to the IR
camera so there is no guarantee that we will not miss something.
